This major commercial repaint for The Forum Shopping Plaza involved a full exterior restoration across two retail building strips, each with unique color schemes. Our team provided complete surface preparation, stucco repairs, premium exterior coatings, and refinishing of multiple exterior elements to deliver a long-lasting, visually cohesive result.

Detailed Scope of Work

Surface Preparation

Pressure Washing: Full exterior cleaning using a turbo-tip where needed and a 1:3 bleach-to-water treatment to remove algae and mildew.
Surface Repairs: Loose or chippng concrete scraped, sanded, and reviewed with management before continuing.
Crack Treatment:
- Hairline cracks sealed with Sherwin-Williams Elastomeric Patching Compound.
- Medium cracks filled and textured to match existing stucco.
- Larger cracks reinforced with backer rods and repaired using Miracle Bond Epoxy.
Priming: Bare/new stucco primed with Loxon Masonry Primer; rusted areas spot-primed with Pro Industrial Rust Inhibitor.
Masking: Windows, doors, signage, and surrounding areas fully protected.

Painting Process

Conditioner/Sealer: Loxon Conditioner/Sealer applied as elected by client.
Exterior Coating: Two coats of Sherwin-Williams SuperPaint on all trim, doors, facia, soffits, and building bodies.

Additional Work

Refinished 55 light poles using Sherwin-Williams Pro Industrial DTM.
Repainted plaza monument signs to match the updated palette.
Retaining walls repainted for uniform appearance.
Coach lights cleaned, prepped, and repainted.
